.RLC kicks off new Cebu City project

Robinsons Land Corp. (RLC) recently launched its fourth residential project in Cebu City under its urban lifestyle brand Robinsons Residences named Azalea Place which is strategically located across the University of the Philippines’ Cebu Campus.
RLC’s decision to enter Cebu’s mid-market segment follows the success of its three other projects in Cebu.

It started with Robinsons Homes’ Aspen Heights, the first themed community in Cebu; subdivision lots in Blue Coast Residences, Mactan under Robinsons Communities; and AmiSa, and the first leisure residential community in Mactan under the Robinsons Luxuria brand.

RLC president Frederick Go noted that RLC’s growing number of residential projects in Cebu reflects the growth in the province and the region. “Our company is very bullish about this promising segment,” he said.

Real Estate Flourishes in Cebu, Stirs Investor Interest

Cebu is the oldest city in the Philippines and one of the foremost domestic shipping ports in the country. Rife with historical significance, the city is now home to the largest commercial center outside Manila and one of the fastest growing real-estate markets in the country. Hailed as the “Queen of the South”, Cebu is a developed metropolis with the idyllic charms of an exotic island destination. The city boasts a number of central business districts, IT Parks and special economic zones that have made it an ideal investment destination for foreign and local companies doing business in the Philippines. 

As the city’s real-estate market flourishes, Cebu has started stirring interest among numerous investors in the country. Says Michael McCullough of Makati-based real estate brokerage firm KMC MAG Group, “ More and more investors are now looking to Cebu City as the next real-estate boom in the Philippines. The cost to purchase real estate in the area is about Php 4500/square meter, much cheaper than in
 Makati.”

Outsourcing Consultant Gregory Kittelson says, “Once a lot of the larger BPOs and call centers establish operations in Manila, most of them look to Cebu as their first provincial destination in the Philippines. However, a few small and medium size BPOs have bypassed Manila and gone straight to Cebu.”

Commercial office space has now become readily available in Cebu City. Rental rates may range from  Php 350 / sqm to about Php 500 / sqm per month, depending on the quality of the building and developer.  Numerous call centers have already set up operations in the area, and more are still on the way. Because of the affordable office space, more and more start-up companies are also setting up operations in Cebu. A number of Metro Manila-based companies are even relocating some of their operations to the city. Among these are Convergys, Wipro and ADD Force.

Cebu City is also a thriving tourist destination in the Philippines. Home to the Mactan Cebu International Airport (MCIA), the city also houses a number of important historical sites. Among them are Magellan’s Cross, Fort San Pedro and the Lapulapu Monument. The oldest school in the Philippines, the University of San Carlos, is also in Cebu.
 

As more and more investors inject capital into the area, Cebu is fast becoming one of the most important commercial and residential centers in the country. What was once the oldest Spanish settlement in the Philippines is now one of the fastest growing cities in the country today.



Firm Invests In Luxurious Residences

TALAMBAN, Cebu  City – The increasing demand for high-end residential developments in Cebu has pushed a real estate developer here to launch its third luxurious residential project, with a development of some P3 billion.
Aboitizland Inc. introduced to the local market the Priveya Hills, a 59.25-hectare development located on the hills of Bacayan in Talamban, Cebu City.
According to Aboitizland Inc. President Andoni Aboitiz, the multi-billion peso project is a five-phase masterplan, where each phase is launched every two years.
Since Cebu’s real estate movement is dominated by the construction of residential condominiums and middle-range house and lot packages, Aboitiz said the need to develop high-end residential projects has been overlooked by many developers, when in fact many residential buyers are willing to invest on house and lot projects. Saccacio, chief executive officer of RealtyTrac, said in a statement."If history repeats itself we will see a surge in the numbers over the next few months as lenders foreclose on delinquent loans where neither the existing loan modification programs or the new short sale and deed-in-lieu of foreclosure alternatives works," he said The states still getting hit hardest by foreclosures are Nevada, Arizona, California, Florida, Utah, Idaho, Michigan, Illinois, Oregon, and Georgia.Home Sales Existing home sales were down again in January, falling 7.2 percent from December, based on data from the National Association of Realtors. 

According to the Census Bureau, new home sales hit an all-time record low in January, plummeting 11.2 percent to a seasonally adjusted annual pace of 309,000 units. That is the lowest rate of sales on record. Foreclosed homes and short sales continue to attract more buyers than the higher prices of new homes. Fannie MaeThe government-sponsored entity, which has been under government control since September 2008, recently announced it will need another $15.3 billion in bail out money from taxpayers. 

Fannie Mae, one of the largest mortgage finance companies in the country, had $216.5 billion worth of non-performing, toxic loans on its books as of December and just reported total 2009 losses of $74.4 billion dollars. Fannie and Freddie Mac, the other mortgage GSE , have been instruments in getting bad loans out of the investment markets, but apparently couldn’t take on the nation’s problems without eventually dealing with them as well. 

Interest Rates Mortgage rates stayed low for the entire month of February, but there is plenty of talk as to what will happen after the Federal Reserve stops buying up mortgage-backed securities at the end of March. Most say the laws of supply and demand suggest rates will rise, perhaps by a half to a full percent. 

Yet, based on recent statements by officials, there is reason to believe the Fed and the Obama  Administration are perfectly willing and ready to step back in to aid the housing market if rates do start to rise, which would in turn bring lower rates again While no one is ready to say the housing market is back to normal, things are at least better than they have been during some periods over the past two years. The question is whether they will continue to improve or head south again.

Developer to put up another BPO building in Cebu City’s IT Park

The Asian i-Office Properties Inc. (AIO) is constructing a P1.4-billion building at the Asiatown IT Park in Lahug, Cebu City to provide more space for the growing business process outsourcing (BPO), IT and IT-enabled companies.

AIO launched eBloc 2 Tower, a 16-level office building located in the Phase 2 of IT Park. It sits on a 4,383-square- meter lot with a gross floor area of 34,762 square meters.

AIO is a partnership between the Cebu Property Ventures and Development Corp. (CPVDC) and Ayala Land Inc.’s (ALI) Corporate Business Group to address the continuing demand for office spaces.

The eBloc 2 Tower is a sequel to the eBloc Tower is another move of the company to address the demand of the growing BPO and IT industries.

”This will further make Cebu a prime investment destination,” Monera said during the launching. CPVDC is the developer of Asiatown IT Park and is a subsidiary of Cebu Holding’s Inc., an Ayala-led company.

ALI president and chief executive Antonino Aquino said the company invested P1.4 billion for the project, which is set to be completed next year.

He added this is part of the P2 billion earmarked for Cebu to fund major developments of the company in its residential, office and retail businesses starting this year.

”We will make sure that best practices will also be implemented here in Cebu,” Aquino said, as he noted ALI’s developments in Makati City and Bonifacio Global City in Luzon.

He said the 7.3 percent economic growth in the first quarter encouraged the firm.

”Of course we will take advantage of the momentum and take full advantage of the growing BOPO industry as it is one of the major growth drivers of the country’s gross domestic product,” Aquino said.

The eBloc 2 Tower, which is envisioned to become a premier location for BPO, IT and ITES business locators, has a gross leasable area of 26,543 square meters.

1. The Project:
Citta di Mare is a master-planned community spanning approximately 50 hectares at the newly reclaimed
South Road Properties of the Cebu City Government.

Citta di Mare, or “the City by the Sea”, captures the charms of resort living with its majestic views of Mactan’s

2. Perfect Location:
South Road Properties (SRP), Cebu City The South Roads Properties (SRP) is a 300-hectare prime property development project on reclaimed land

Its project cost of over 12Bn Yen was funded by the Japan Bank for International Coopreation (JBIC).

3. The Concept
The Nautilus (from Greek !”#$, ‘sailor’) has survived relatively unchanged for 450 million years and is one
of the only shells to survive from the Dinosaurs era.

“We can categorically say that it was really the most affordable property that offered us the best deal among all the projects we considered,” Mike related.  “For a two-bedroom, 50 sqm unit plus 10 sqm service area that we bought at the pre-selling stage, it definitely gave us the best financial deal at only 20% downpayment.  The price of the unit was P2.7 million while the other projects offered units at only 30-40 sqm that were worth P3 million to P4 million and up.”

Cebu

(Cebuano: Sugbo) is a province in the Philippines, consisting of Cebu Island and 167 surrounding islands. It is located to the east of Negros, to the west of Leyte and Bohol islands. Cebu is a long narrow island stretching 225 kilometers from north to south, surrounded by 167 neighbouring, smaller islands, which include Mactan, Bantayan, Malapascua, Olango and the Camotes Islands. Cebu has narrow coastlines, limestone plateaus and coastal plains. It also has rolling hills and rugged mountain ranges traversing the northern and southern lengths of the island. Cebu's highest mountains are over 1000 meters high. Flat tracts of land can be found in the city of Bogo and in the towns of San Remigio, Medellin and Daanbantayan at the northern region of the province. Its capital is Cebu City, the oldest city in the Philippines, which forms part of the Cebu Metropolitan Area together with four neighboring cities which include Danao City, Lapu-Lapu City, Mandaue City and Talisay City and eight other municipalities. Mactan-Cebu International Airport, located in Mactan island, is the second busiest airport in the Philippines.

Cebu is one of the most developed provinces in the Philippines, with Cebu City as the main center of commerce, trade, education and industry in the Visayas. Condé Nast Traveler Magazine named Cebu the seventh best island destination in the Indian Ocean-Asia region in 2007,[1] eighth best Asian-Pacific island destination in 2005, seventh in 2004 and in 2009.

Demographics

The population of Cebu in 2007 was 2,440,120, with its largest city accounting for 799,762 people, or more than a third of the entire provincial population.[2] Cebuano is the official language spoken in Cebu and it is also spoken in most areas of the Visayas, including Bohol, western Leyte, Negros Oriental and some provinces of Mindanao (Bukidnon, Agusan del Norte, Agusan del Sur, Davao del Norte, Davao del Sur, Davao Oriental, Davao City, Zamboanga del Norte, Zamboanga del Sur, Zamboanga Sibugay, Lanao del Norte, Misamis Oriental, Misamis Occidental, Camiguin, Compostela Valley, South Cotabato and Sarangani

The population of Central Visayas is predominantly young with about 37 percent of its population below 10 years old. This is very evident in the very broad base of the population pyramid in the region which has prevailed since 1970 but at a declining rate. A decline of 2.29 percentage points in the proportion of household population below 15 years old was noted from 1980 to 1995. Conversely, an increase of 3.06 percentage points was observed in the 15-64 age group during the same period. The population of the region is evenly distributed between male and female. However, the male population in the region has been increasing at a faster rate compared to the female population

Climate

Though Cebu has two official seasons, Dry and Wet, rainfall is usually not particularly high, with average rainfall hitting around 100 millimeters per month. The wet season usually comes from June to December, while the dry season comes from January until May. Rainfall is highest in June and July. Cebu's temperatures can reach a high of 36 degree celsius from March to May, to as low as 18 degrees at the mountains during the cooler season from October to January.

The average temperature in Cebu is around 24 to 32 degree celsius, and does not fluctuate much except for the month of May, which is the hottest month. Cebu averages 70-80 percent humidity.

History

Between the 13th and 16th century Cebu then known as Zubu[6] (or Sugbo) was an island inhabited by Hindu, animist and Muslim[7] ruled by Rajahs and Datus.[8] It was a kingdom of the defunct Rajahnate of Cebu.

The Rajahnate of Cebu was a native kingdom which used to exist in Cebu prior to the arrival of the Spaniards. It was founded by Sri 'Lumay' otherwise known as 'Rajamuda Lumaya', a native prince of the Chola dynasty which had invaded Sumatra in Indonesia. He was sent by the Maharajah to establish a base for expeditionary forces to subdue the local kingdoms, but he rebelled and established his own independent Rajahnate instead. [9]

The arrival of Portuguese explorer Ferdinand Magellan in 1521 established a period of Spanish exploration and colonization.[10][11]

Losing favor for his plan of reaching the Spice Islands from king Manuel I of Portugal, by sailing west from Europe, Magellan offered his services to king Charles I of Spain. On September 20, 1519, Magellan led five ships with a crew of 250 people from the Spanish fort of Sanlúcar de Barrameda enroute to Southeast Asia via the Americas and Pacific Ocean. They reached the Philippines on March 16, 1521. Rajah Kolambu the king of Mazaua told them to sail for Cebu, where they could trade and have provisions.

Arriving in Cebu City, Magellan, with Enrique of Malacca as translator, befriended Rajah Humabon the Rajah or King of Cebu and persuaded the natives of allegiance to Charles I of Spain. Humabon and his wife were given Christian names and baptized as Carlos and Juana. The Santo Niño was presented to the native queen of Cebu, as a symbol of peace and friendship between the Spaniards and the Cebuanos. On April 14, Magellan erected a large wooden cross on the shores of Cebu. Afterwards, about 700 islanders were baptized.

Magellan soon heard of Datu Lapu-Lapu, a native king in nearby Mactan Island, a rival of the Rajahs of Cebu. It was thought that Humabon and Lapu-Lapu had been fighting for control of the flourishing trade in the area. On April 27, the Battle of Mactan occurred where the Spaniards were defeated and Magellan killed by the natives of Mactan[12] in Mactan Island. According to Italian historian and chronicler, Antonio Pigafetta, Magellan's body was never recovered despite efforts to trade for it with spice and jewels. Magellan's second in command, Juan Sebastián Elcano took his place as captain of the expedition and sailed their fleet back to Spain, circumnavigating the world.

Survivors of the Magellan expedition brought tales of a savage island in the East Indies with them when they returned to Spain. Consequently, several Spanish expeditions were sent to the islands but all ended in failure. In 1564, Spanish explorers led by Miguel López de Legazpi sailing from Mexico arrived in 1565 and established a colony.[13] The Spaniards fought the King Rajah Tupas and occupied his territories. The Spaniards established settlements, trade flourished and renamed the island to "Villa del Santíssimo Nombre de Jesús" (Town of the Most Holy Name of Jesus). Cebu became the first European settlement established by the Spanish Cortés in the Philippines. In 1595, the Universidad de San Carlos (University of San Carlos) was established and in 1860, Cebu opened its forts to foreign trade. The first printing house ("Imprenta de Escondrillas y Cia") was established in 1873 and in 1880, the Colegio de la Inmaculada Concepcion (College of the Immaculate Conception) was established and the first periodical The Bulletin of Cebu ("El Boletin de Cebú") began publishing in 1886. In 1898, the island was ceded to the United States after the Spanish-American War and Philippine-American War. In 1901, Cebu was governed by the United States for a brief period, however it became a charter province on February 24, 1937 and was governed independently by Filipino politicians.

Cebu, being one of the most densely populated island in the Philippines, served as a Japanese base during their occupation in World War II which began with the landing of Japanese soldiers in April 1942. The 3rd, 8th, 82nd and 85th Infantry Division of the Philippine Commonwealth Army was reestablished on 1942 to 1946 and the 8th Infantry Regiment of the Philippine Constabulary was reestablished again on 1944 to 1946 at the military general headquarters and the military camps and garrisoned in Cebu City and Cebu Province and started by the Anti-Japanese military operations in Cebu from April 1942 to September 1945 and helping Cebuano guerrillas and fought against the Japanese Imperial forces. Almost three years later in March 1945, combined Filipino and American forces landed and reoccupied the island during the liberation of the Philippines. Cebuano guerrilla groups led by an American, James Cushing is credited for the establishment of the Koga Papers which is said to have changed the American plans to retake the Philippines from Japanese occupation in 1944, by helping the combined United States and the Philippine Commonwealth Army forces enter Cebu in 1945. The following year the island achieved independence from colonial rule in 1946.
